Bluewater Vacation Rentals and Real Estate, located in Carteret County on the Southern Outer Banks of North Carolina, takes pride in being a full service real estate company. Originally founded in 1986 as Bluewater Associates of Emerald Isle, Inc., the Bluewater Vacation Rentals firm is locally owned and operated by Sherrell Futral and Woody Warren.

Bluewater Associates was originally formed as a land development company by five homebuilders. Its first project, appropriately named Bluewater Bay, was an oceanfront community completed in February 1986. This first development was an overnight success, with every one of its 85 lots selling in less than three hours. The marketing skills employed in that endeavor proved extremely successful, so successful that people actually camped five cold February nights outside the door before the actual sale date. Compelled by this success, Bluewater Associates’ owners built a Real Estate office, which remains at its present location at 200 Mangrove Drive in Emerald Isle, North Carolina.

Other Bluewater Associates projects include Bluewater Bay North, Bluewater Banks, Walnut Place, Cape Point and Bluewater Cove. In addition to company owned developments, Bluewater Associates’ sales associates have participated in marketing communities such as Magens Bay, Dolphin Ridge, Royall Oaks, Emerald Landing, Pointe Bogue, Mainsail, Cannonsgate, Morgan Creek Landing, The Shores at Spooners Creek, Silver Creek Townhomes, Oasis at Atlantic Beach, and most recently The Nautical Club in Indian Beach.

The Bluewater Real Estate sales department has two offices strategically located within the county. Sales office locations include Atlantic Beach and Emerald Isle. Under the direction of Woody Warren, Owner, and fellow Brokers-in Charge, Pat Copeland, the 30+ highly trained, dedicated and hard working real estate professionals are consistently a top producing real estate sales team yearly according to the Crystal Coast Multiple Listing Service.

In the summer of 1993, Bluewater Associates launched a property management division which would later become Bluewater Vacation Rentals. With just seven vacation rental home contracts, Bluewater leaped into the vacation rental business. The productivity and exponential growth of this branch has helped Bluewater Vacation Rentals and Real Estate become one of the larger vacation rental companies on the East Coast, managing nearly 1,000 vacation homes. Managed by Kevin Futral, Bluewater Vacation Rentals’ property management division currently employs 105 professionals and also includes association management, annual rentals, pool and hot tub installation and maintenance.

Not forgetting their roots, the owners merged their construction companies to form Bluewater Builders in 1998. Anthony is superintendent for the building company, which has constructed many of the Blue Pearl Homes that are found in Bluewater’s vacation rental division. Bluewater Builders’ homes are found exclusively in Bluewater Cove and many of the finest subdivisions in the county. Bluewater Builders has been selected to be a premier builder in the exclusive Cannonsgate at Bogue Sound Community.

With the increased interest in pools and hot tubs in the coastal communities of North Carolina, we recognized the need for highly trained technicians to provide specialized services for our neighbors throughout the Crystal Coast. In 2005 our company grew further by offering Pool and Spa installation and maintenance with Bluewater Pools and Spas.

In 2009, we successfully ventured into event coordination and concierge services. To round out the family, in 2012 we began offering insurance coverage for your home, automobile and boat. While always looking to invest in new opportunities, the owners and managers of Bluewater Vacation Rentals and Real Estate are committed to providing Premier Service to its homeowners and clients while promoting a superior work environment for its employees. Service You Deserve. People You Trust.

I discovered Emerald isle while vacationing here in 1991 with my husband and our two youngest children. We loved it and bought a vacation home the first time we were here. Two years later we decided to make it our permanent home. Both Ken and I grew up near the ocean and were excited to be back. I was a licensed Realtor in Maryland since 1976 and decided that it would be a lot more fun selling houses at the beach. It was a good move for the whole family. My husband and youngest son operate our family restaurants “Kathryn’s Bistro and Martini Bar” and “Jackie’s American Grille”, both located in Emerald Isle. My only daughter Kelly is a graduate of UNC Chapel Hill and a third year law student at Elon Law in Greensboro. My other four sons and their families come to visit as often as they can! This is my 15th year selling in Emerald Isle and I love it! I meet people from all over and help them buy and sell their vacation homes, investment properties and full time residences. I also have quite a few military customers with the close proximity to 2 bases. I take my job very seriously and make myself available to my customers almost anytime. I know that their transactions are very important to them and I want them to be able to contact me whenever they need me. I also feel that I need to know as much as possible about this market and to give the best customer service possible -even long after the sale! I have been honored as Bluewater’s Top Producer every year since 1999 as well Carteret County’s top producer for 5 years. In today’s challenging Emerald Isle Real Estate market selecting the right real estate agent to represent you is crucial. It can make all of the difference in the world. Whether you’re planning on buying or selling or just have a question please feel free to call me! Let me put my enthusiasm, integrity and attention to detail to work for you!

I grew up on the Crystal Coast of North Carolina. Having moved here from Long Island, NY at the age of 4 and then moving back after exploring life in the city of Charlotte for several years, I feel this is truly home. They say home is where the heart is; I suppose mine lies here. Before breaking into the real estate world, I was a pediatric cardiology nurse at Levine Children's Hospital. I loved everything about my job, even those hard, heavy-hearted days. But, the city wasn't a thrill for my husband and I any longer. We missed the coastal beaches that we grew up on and longed to be back in salty water and have our toes in the sand. Working outside of a children's hospital did not turn out well for me. I could not adjust to way we whiny adults are (kids are way tougher than us). My heart belonged to the pediatric world which just does not exist here on our coast. With that, I decided to try a new en-devour in the world of real estate, and while different, I am learning that I can love another job as much as I loved my first. So here I am, breaking out into real estate and I would love to work with you.

Welcome to the Crystal Coast of North Carolina and the “Southern Outer Banks!” I have lived in Carteret County for over 30 years and love the coastal breezes, many water vistas, and fresh air. My home is in Charlotte, NC and I went to college at UNC in Greensboro and Chapel Hill. As a North Carolina native, I have experienced all areas of this beautiful “variety vacationland” state, and this coastal area is my favorite. I have been a licensed real estate broker for over 25 years and also am a registered nurse, and have combined those 2 careers over the years. For the past nine years, I have spent most of my time working in real estate and have thoroughly enjoyed it! It is a true delight to introduce new people to this area and help them find just the right home. I am an animal lover, especially horses, and have a Shackleford Banks horse that I “adopted” from the island several years ago. I enjoy spending time with my daughter and granddaughters, who live in Virginia, and other friends and family who love to come visit the beautiful beach here. You can be assured that I will listen to your needs, and bring you to the properties that will fit your specific desires. My past clients have noted that I work in a timely and professional manner, and am always available by phone or email, to answer any questions. I will work hard for you, as my goal is to always have a happy client!

While continuing to sell and list real estate as a full time broker, I have held management positions as the Broker-in-Charge of the Emerald Isle office and General Sales Manager of Bluewater’s other two locations in Atlantic Beach and Cape Carteret. After several years of wearing three hats, I am back focused on the basics of real estate brokerage of selling and listing residential real estate along the beautiful Crystal Coast. Throughout the varying market conditions over the past 29+ years, I consistently am a multi-million dollar producer. I take my real estate profession seriously. I am a member of the National Association of Realtors and our local Carteret County Association of Realtors (CCAR). My family moved to Emerald Isle in 1995 & my two sons, Brian & Tyler have enjoyed growing up at the beach. Both attended the Carteret County school system and are graduates of UNC-Chapel Hill & the Kenan-Flagler Business School. Go Heels! Brian married the lovely Kadie Frazier of the Cayman Islands & have since blessed me with precious granddaughter, Arabella. (Oh my, how she has stolen my heart!) All reside in Emerald Isle so I’m happy for quality family time. My favorite hobbies include walking the beach in search of sea glass (I have quite a collection), boating, working out with strength training & conditioning, cooking, reading & maintaining my beach rentals. Live music events, dining & just plain socializing with great friends & family are priceless fun to me. I am currently serving a three year term on the Board of Directors for the Carteret County Chamber of Commerce. My past volunteer work with the Carteret County Domestic Violence Program (CCDVP) was very rewarding where I served two terms as Vice-President. I love to talk Crystal Coast real estate & especially conversations about “remember when we could have bought that property for $**!!@@!!”. I call Emerald Isle “home” and enjoying sharing my love of the area with others. Call me when you need any real estate information or advice pertaining to Crystal Coast Real Estate.
